1. Agreement to Terms By engaging the services of Rinwa Realty Property Management Agency, you agree to be bound by the following terms and conditions. These terms and conditions constitute a legally binding agreement between you and Rinwa Realty.

  2. Property Management Services Rinwa Realty will provide professional property management services as agreed upon between the client and the agency. These services may include, but are not limited to, tenant screening, rent collection, property maintenance, lease agreements, and property marketing.

  3. Client Obligations As the client, you agree to provide accurate and up-to-date information about the property, including its condition, legal documentation, and any necessary permits. You are responsible for complying with all applicable laws, regulations, and requirements related to the property.

  4. Fees and Payments Rinwa Realty’s fees and payment terms will be agreed upon in a separate contract or agreement. The client agrees to pay the agreed-upon fees for the property management services provided by Rinwa Realty in a timely manner. Failure to make payments as agreed may result in the suspension or termination of services.

  5. Property Maintenance and Repairs Rinwa Realty will endeavor to promptly address and arrange necessary maintenance and repairs for the property, as outlined in the property management agreement. The client agrees to promptly notify Rinwa Realty of any maintenance issues and grant necessary access to the property for inspection and repairs.

  6. Tenant Selection and Lease Agreements Rinwa Realty will use reasonable efforts to screen and select suitable tenants for the property. However, the final decision regarding tenant selection rests with the client. Rinwa Realty will assist in preparing lease agreements that comply with relevant laws and regulations. The client acknowledges that Rinwa Realty does not guarantee the behavior or actions of tenants.

  7. Termination of Services Either party may terminate the property management services by providing written notice to the other party in accordance with the agreed-upon termination provisions. Upon termination, Rinwa Realty will return any property-related documents or funds to the client, subject to any outstanding obligations or fees.

  8. Confidentiality and Data Protection Rinwa Realty will handle all client information and data in accordance with applicable laws and regulations. Client information will be treated as confidential and will not be shared with third parties without the client’s consent, unless required by law.

  9. Limitation of Liability Rinwa Realty will exercise reasonable care and skill in providing property management services. However, Rinwa Realty shall not be liable for any losses, damages, or liabilities arising from the client’s use of the services, except in cases of gross negligence or willful misconduct.

  10. Governing Law and Jurisdiction These terms and conditions shall be governed by and construed in accordance with the laws of the jurisdiction where Rinwa Realty operates. Any disputes arising from the services provided by Rinwa Realty shall be subject to the exclusive jurisdiction of the courts in that jurisdiction.

By engaging the services of Rinwa Realty Property Management Agency, you acknowledge that you have read, understood, and agreed to these terms and conditions.
